Many of these tips and items, you may be doing already.
Here is a few ideas and tips broken down and categorized by things you can do today all the way to full remodel ideas.

Quick & Easy
  • Automatic countertop soap dispensers in each bathroom and kitchen- These battery or plug in units stop germs from being spread by the pump.
  • indoor gardens - fresh salad, spices, tomatoes and/or cucumbers.There are a few countertop units such as  the Aero Gardens or self watering containers.
  • Entry shoe tray - keep the germs at bay- A place for shoes to be sanitized and stop the spread of germs from going thru the entire home.
  • Fresh air & sunlight - Natural light is wonderful for the mood, it also has health benefits. Open the windows and open the shades.
  • Indoor plants - There are plants that can filter the air. Help with removing toxins from the air.
  • Zoom background areas - create an appealing area for in home or in office zoom calls.

Minimal
  • WIFI- best internet or booster-  Having a reliable and speedy internet is essential. You can shop for the best service in your area or get a boost for your internet.
  • Voice control- lights, home security and climate- The less we have to touch surfaces, the better. Having an extra eye on your home also gives us piece of mind.
  • Water filtration system- A simple filter can attach very easily to your faucet, , where you can have access to fresh water whenever you need it. You also are reducing a lot of extra empty water bottles,
  • Hands free- faucets, available for kitchen and baths.
  • Home office space- with many companies downsizing and/or offering work from home. A space for a home office where you can, separate home life and work life.
  • Cleansing toilet seat - change your standard elongated toilet seat for a cleansing one. You will need an outlet close to the toilet, and know the make and model number of existing toilet.
  • Mail / packaging drop off area - an area to unpack and disguard boxes and  junk mail.

Major
  • Front vestibules with washing area - first place you enter the home and wash up.
  • Additional food- cold & dry storage-  Extra storage and preservation for surplus food.
  • Isolation rooms- in-case you do need to quarantine, or a special place for meditation.
  • First floor master suite for aging in place - instead of needing to have to go into a nursing home.  One floor living will allow living in place.
  • Intelligent toilets- did you miss out on the toilet paper run??  These intelligent toilets have a bidet feature, the lid opens and closes on its own, sanitizes, flushes,and washes.
  • Showering systems - Pre-set digital showering experience, the temperate and the shower head, body sprays and aroma therapy are all a touch away.

Want to tackle a few DIY projects to stretch your budget.


1. De-clutter-  remove broken, unwanted, worn or multiplies. remove old magazine, newspapers and shred old documents.  Donate  gently used clothes, accessories, and furniture  to a friend or charity. 


2. Remove heavy drapery and valances- leaving up just side panels.


3. Swap out one piece of furniture from one room for another. Use it in a way that you've never used it before.

14..Add color, texture and warmth by starching fabric to one focal wall or wallpaper the backside of your bookcases.

With so much in the news about Contractors ripping Homeowners off, I thought this would be a good way to help my clients out. Please feel free to
pass this and any of our newsletters onto friends and family. We all work too
hard to be taken for granted and deceived.  You can also visit our website www.ssextondesigns.com for worksheets, Project Management tips and more.


 "Ten Must Haves before you Sign a Contract for Home Improvements."

  1. BUDGET-  You must have a dollar amount that you are comfortable
  spending. This amount should be about 10 % less than what you have to spend for
  unexpected issues or splurges.  This budget needs to be realistic. Ask
  friends and family who have done recent projects what the cost of their project
  was. You can also research prices on line.

2. NOTEBOOK- a simple
notebook will make your life much easier. This is where you will put in all the
information about the contractors whom you may want to hire, notes during the
project with dates, problems, products you want, questions you have for the
contractor and what their solution was. You can place the contract, invoices,
purchase orders, estimates in a pocket within the notebook. It will all be in
one easy to reach area.

3. LICENSE & INSURANCE-  It is so
important to make sure the contractor is licensed in the state of New  Jersey.  You
can go on line and check their standing www.njconsumeraffairs.gov
  Currently the mold and water restoration companies are not
required to be licensed. I would check the better business bureau. www.bbb.org  Even if they are out of state.

I  would also ask for them to provide you with proof of insurance.
Confirm that the policy is current. You could also ask them to list you as
additionally insured. They would then get you a copy of the declaration page,
showing you as additionally insured.

4. REFERRAL- You must ask for and
call References. You want to ask questions like:
Did they complete the
project on time?
Were they neat and clean?
Did they complete the project
on budget?
Did they do quality work?
Would you use them again in your
home?

5. RESEARCH-  Research information about  what you want
to accomplish on the web. Look for articles or expert advise, so you have an
understanding of what is involved in the project. What time frames, budgets,
equipment, skills, tools, know- how  and how-to's. The more you are
educated on the project, the less likely you will be fooled by someone who is not
qualified to handle the project.

6.  CONTRACT-  You must have
a contract in the state of New
Jersey for anything over $500. But I would  Always
require a contract. This spells out, what you are getting and what they are
getting/ giving. Then there are no grey areas on what one person thought it
included versus the other. It will all be in black and white. You can even write
your own, in simple language and have the contractor sign it and you sign it.
Each of you should get a copy.

7. CAMERA-   Along with your
notebook, you should document before, during and after pictures. You can use
your camera in your phone or a separate camera. I would take pictures of
questionable items as well. It is also great when the project is complete, you
can look back at what you started with, how far you have come and what a
beautiful end result. All that dust, noise and disorganization will all be worth
it in the end.

8. DATES- In the contract you should have a tentative
start date and a time frame for completion. Now this will change based on many
factors. Some which the contractor can control and some they can not. Delays due
to inspections, back ordered products, acts of nature and illness are things
that can happen and are out of everyone's control. Homeowners also need to make
sure they are not the cause for delay. Such as non payment, delay in purchasing
long lead time items, no access into the home,  restricted hours that the
contractor can work. If there is an important Event that is occurring, please
state this at the beginning. If there is not enough adequate time for the
project to be completed before the event, the project may need to be done after
the event. As a homeowner you can not tell the contractor a week before the
event when there is still three weeks left of work.

9. DETAILS- Your
invoice, purchase order, estimates and/or contract should spell out specifics of
the products being  purchased.  It should have as much detail as
possible. Manufacturer, model #, door style, color, wood species, fabric, style,
size, etc. Especially when you are at the beginning stages of getting bids from
contractors. How could you compare apples to apples without knowing what each
contractor based their cost on? One may be giving you builders grade products
when another may be giving you high -end products.  This information will
also be helpful after the project is complete. If you have a warranty issue or
need a repair. It is best to know what your money is paying for. You may have a
specific Brand in mind and unless you have stated it to the contractor and it is
written on the purchase order, you may not get what you expect.

10. DEPOSITS-  Your contract will have a final amount and then a break down of
payments. It would be best for Phase or multi-rooms to be broken down by each
room or Phase. NEVER pay in full, unless its a small amount of money and the
lead time is short.  The initial deposit should be one third to one half of
the job. This depends on the scope of the project. If you are talking about a
multi-room project or Phases, I would pay only an initial deposit on the room or
phase  they are beginning with.  Payments should be based on work
COMPLETED. A date is not a good way to make payments. You want it to be based on
work completed.  For instance the next payment of 1/3 is due after drywall
is up, taped/ spackled and sanded. No final payments should be made until the
inspections, walk thru and punch list is completed. This walk thru would
generate a punch list on what needed to be completed. Once all three things are
complete then final payment can be made. Remember if this dollar amount is not
substantial, the contractor may not come back to finish up. Most towns recommend
10 % of the job. So on a ten thousand dollar job -  the payments for a half
deposit would be a $5,000 deposit, $4000 next payment and $1,000 final. It could also be broken down by thirds- a  $3,334 deposit,  $3,334 next payment and final $3332.  Again remember to base the payments on work completed not by dates.

   We hope that you and your family are safe from the aftermath of Sandy. We hope that you had minimal inconveiences and no damage to your property. Six days without power, got me to thinking about ways to survive better. If you or someone you know were among those affected by the storm, we are here for you. Please feel free to contact us for assistance with any of your home repairs,replacement, reconstruction or rethinking of your lifestyle.
 

Ways to Improve Our Survival

In the after math of Sandy a few things come to mind about survival.  First and foremost we need to be Thankful for the safety of our friends and family.  In the first couple of days I am sure like most,  fear sets in. You wonder how we will survive days without power. What about food, heat and gas? That is if you were among the lucky ones who did not have to evacuate your homes or have any water damage.

        Of course if money was no object we would all have natural gas powered whole house generators.  Another alternative would be a free standing gas powered generator. This time around this option meant long lines and rations of gas to keep it going.  As we do renovations on our homes, we should think about ways to take advantage of options that do not rely on all one source. It's like the old saying  " Don't put all your eggs in one basket".

Listed below is my checklist for surviving better and my list of improvements for our homes. Whether we do them now because circumstances has created a situation or for  future plans.

Everyone needs to Document your home , inside and out ,every time you do a home improvement or update of furniture, fixtures and equipment. Have both photos and video of your home. Document every item and possible value/ receipts.  Download one copy to the "cloud" and another copy in another location outside of your home. Such as a safe deposit box or family/ friends safe.

HOME IMPROVEMENTS

·         NATURAL GAS OR WOOD BURNING FIREPLACE-  This would be your heat source, most new gas fireplaces have enough output to heat an area of your home.  If you add features to a wood burning  fireplace you can boost  heat output.

·         NATURAL GAS STOVE- you can light the cooktop to make simple meals and hot water for washing dishes, tea, coffee, etc. 

·         OUTDOOR PROPANE GRILL- cook easy meals & make hot water

·         ELECTRIC COOK SURFACE- in case natural gas goes out

·         SITUATE NEW HOME ON PLOT OF LAND TO TAKE ADVANTAGE OF THE SUN- during the hours that the Sun is out- it can heat your home, provide light and energy.

·         SOLAR POWERED ITEMS

·         PORTABLE GAS POWERED GENERATOR- make sure you have enough gas and extra gas cans

·         WHOLE HOUSE NATURAL GAS GENERATOR


READY TO GO BAG ( in case you need to grab and go or packed in your car)

  • Medicine
  • couple days of change of clothes, warm layers
  • children food / formula, diapers, couple of toys
  • toiletries
  • pet food, Leash and toy
  • insurance and important phone number, account numbers
  • cash- wallets & purses
  • small  valuables, photos, non-replacement items
  • cell phone, lab top, i-pod touch



ON HAND FOR IN THE HOME

  • cash
  • batteries
  • non electric radio = crank, battery driven or MP3
  • non perishable food= cans of tuna,  cans of chicken, soup, sauce, dry cereal, pasta, bread, fruit, vegetables, crackers, chips. ( at least two weeks worth)
  • fill your car and all extra gas cans ahead of time
  • make sure you have car chargers for your laptop, cell phone, universal plug for outlet style equipment- charge Prior to outage
  • One phone in your home needs to be the "old Style" non electric- land line
  • water, water, water
  • filled two propane tanks
  • battery operated Candles & Flashlights-  do not use real candles
  • Long reach Lighter
  • cooler with ice- to store perishable food

  We all need an escape from everyday stresses, so how do you recharge and retreat? One place in your home that can help support you in recharging and relaxing,is your bathroom. Does your bathroom need a little updating? Explore current trends,critical dimensions, online products and resources.for your bathroom.

Current Trends     Twenty twelve sees us embracing the simpler life, a space that is paired down with less clutter. Transitional style is leading in popularity this year, it is a soft balance between traditional and contemporary. Depending on how you dress up the rest of the bathroom, the transitional style vanities will stand the test of time.

     Double vanities are still desired, but if you don't have enough space, try the alternative, His & Hers vanities. This allows for two vanities, in separate areas, without needing 54" plus of space.

      Furniture style cabinets are back in style. This doesn't mean it should lack storage. But a vanity with a shelf on the bottom or legs would give a furniture look. I would not do an Inset style cabinet. This is where the door is set inside the face frame of the cabinet. With the amount of humidity and water in a bathroom, this could lead to issues with swollen doors that are unable to open.Never sacrifice storage in your bathrooms. We all need lots of storage to hide our supplies,beauty and grooming products. 


DIMENSIONS  TO CONSIDER
Center a toilet in a space between 32- 36" wide   A toilet must be within 18" of a waste stack ( a pipe that connects the toilet to the sewer.) Moving a toilet is the most expensive change in a bathroom remodel.

You need a minimum of 24" from the front of a toilet to an obstacle.

 Vanities come either 18" or 21" deep. Know which one yours is when you go shopping.  Remember the counter top is at least one inch deeper than the vanity. You'll need 19" or 22" of wall space to fit the vanity in depth.  Most vanity companies now have two different heights available for vanities. 31 1/2" or 34 1/2"-  high.  Add the thickness of your counter top to the height you choose. So a 34 1/2" height plus a granite top 1 1/2" makes it 36" high- kitchen cabinet height. No more bending down if your tall.

When choosing a faucet, they come in two main mounting spacing called (spread). They come 4" or 8" on center. Make sure you know this information when ordering your counter top.

A standard tub is 32" x 60" long, this can be converted into a shower and will use the same amount of space.

Kitchen Remodels and Renovations give you back the greatest return on your investment. The national average is a 76% return. This is also the number one room that potential buys are hoping is updated. Kitchens sell homes. But not everyone has the budget or needs to totally gut their kitchen. You will find helpful information about planning your remodel, ideas for updating your existing kitchen and much more.     

Planning   Summer time is the best time for a full Kitchen Remodel. Since access to cooking will be limited during this time, summer allows for grilling outdoors, eating outside and most times we eat lighter in the summer. So if you can plan ahead, so renovation takes place during May thru September. ( Note: if you have school age children have the renovation completed before school starts)

   1. Start your planning by deciding what is currently working in your existing kitchen and what is not. Determine what you are lacking, such as storage, countertop space, working appliances or an eating area, ect.

   2. Make a list of where in the existing Kitchen you store items and how you use them. This will help to determine where things should go in the New layout. If things are not placed were you ideal location is because of storage or placement issues, write down where you'd like them. For example,I like that my dishes are close to my dishwasher and eating area.  

   3. Decide on a budget. Cabinets take 1/3 of the budget. Maybe just updating the countertop and backsplash will give you the look you want. The layout may be fine. Maybe your budget only will allow for stock cabinets but update the look with a few custom details.Or you maybe your in need of a complete gut.

   4. Determine when you would like to start and finish the project. Determine the lead time from your kitchen cabinet manufacturer. Some manufacturers take two weeks while others can take eight to twelve weeks. Speak to the contractor for his time frame for the scope of work that you want done. Then count back to figure out when everything should be ordered in order to meet those deadlines. Give yourself two week buffer for unknows.

  5. Speak with your local Building Department if permits are needed. This can add weeks onto your project. .

  6.  If you can start demolition after all your cabinets and appliances have been delivered and inspected, this will help keep the stress of being "under Construction" to a minimum.



 

Function comes first A beautiful kitchen is wonderful to look at, but if it doesn't function its not really going to improve your life. A kitchen that doesn't function will add stress to your life.  These ideas below need to work for your Lifestyle but in genereal here are ideas that can help imporve your life and what most people are looking for:

    Galley style kitchen- removing one side of upper cabinets into open shelving will open up the kitchen.

   

 Use outlet strip under the cabinets instead of on the backsplash if you are doing detailed pattern on the backsplash.

 

 The smaller the tile the more expensive. Keep these expensive tile to a detail not the main body.

   

 Keeping plumbing and electrical in same place will keep cost down.

 

Save money by doing demolition yourself. Remove drawers and doors off existing cabinets before demo. Never demo a load bearing wall. Carefully remove drywall from an area and pull off in chunks. Watch electrical , plumbing in the walls.

             Do you look forward to the end of the day, when you can retreat into your own private sanctuary? Does your master bedroom or Master bedroom suite support the down time that we all need at the end of a busy day? There are many small changes one can make to create a room that promotes better sleeping, a feeling of relaxation, family connection and/or romance .

When creating a Master Bedroom space, always design it for two people. Even if your single, the space should be designed for two.  Always make a list of the functions and activities that need to occur in the space. Again this is different for everyone. Some people like to read in their rooms and need a chair or sofa. Another person may need a king size bed to fit the kids and dog on Sunday mornings.

  The five areas we will be touching on are:

    Bed Placement

    Mood

    Color

    Accessories

    Comfort

 

Bed Placement- this is critical to sleep. You want to promote a healthy environment in your room that gives you the best nights sleep.  Architectural structures you would want to avoid placing your bed under are, eves, beams and corners. These architectural structures are reported to cause headaches, restlessness and feelings of unease.  The bed should be placed in what Feng Shui experts call the Power Position. This is where you place the bed at its farthest from the door, head against a solid wall, clear view of the entire room, including the door.  The bed should not be in line with a doorway. Some also believe the direction of the bed effects your sleeping as well. For instance if your head faces North, this will enhance a feeling of peace, great for insomnia, however life can also become too quiet.  The head facing East- positive thoughts for the future, personal growth and ambition. South-West- peaceful, settled feeling. However it makes one too cautious.  Take notice of the bed position, maybe changing the position will give you a better nights sleep.

 

Mood- mood is created by lighting and smell.  Overhead lights that are Not on a dimmer can be harsh in a bedroom. I recommend all lights have dimmers. Sconces and table lamps should have bulbs that produce a warm glow. Make sure to have proper lighting for the tasks you will perform in the room. If reading in bed is a must, a sconce that sits above shoulder height will reduce the shadowing. If using table lamps go for one that is at least two feet tall. A fireplace is instant mood. Today having a fireplace in ones room is easier than ever. The options for fueling them vary according to price, size and accessibility.  Scent is also important. Make sure the smell is not overly done, lavender will relax while a strong musk may cause allergies to react.  If you are using the Master Bedroom as an office or exercise area, hiding those items away will help create a more relaxing mood. This can be done with a desk that closes to hide the pile of bills or a screen that goes in front of the exercise equipment when not in use. 

 

Color- Neutrals and cool tones are best. Cools such as green and blue promote relaxation. There are many variations of these colors ranging from dark to light, from pastel to bold. The intensity of the color will effect the overall end result. Always add a bit of warmth for romance, peaches, reds, burgandi, salmons, browns, and apricots are all warm colors that can be used as an accent color. It is best to balance warm vs cool ,masculine versus feminine.

 

Accessories- Artwork should be of romantic or peaceful images. Try to remove imagery that evokes loneliness or sad memories. If you use artwork above the bed, it should take up two-thirds to three quarters of the width of the headboard.  Accessories should be in pairs and should be things you love. Accessories are really your personality.

 

Comfort- all of the above will contribute to the comfort level. However bedding, from the headboard to the mattress to the sheets, these items will be directly affecting your body. These items should be as pure as you can afford. Meaning, if you can buy mattresses made out of natural latex or bamboo, there will be less off-gassing and chemicals in the air. Sheets out of organic cotton or chemically free is best. Your mattress should be comfortable and give the support you need. Sheets with a threat count of 500 or more are soothing to the touch. There are many sources for these products that vary in price. I would shop around before making a final purchase.

 

  The main goal of your Master Bedroom is for you to gain rest and comfort so you can start the next day refreshed and energized. Create a space that you look forward to at the end of the day. Most importantly make it support your lifestyle.
